Cot Hoy has a rural location. If the visitor takes a short walk from the front door you will see the Swale estuary and the marshes and farmland that surround the property. The bird reserves on the estuary at Oare and the numerous coastal walks, which lead to and from it, are only a stone's throw from Cot Hoy.

Exit the M2 motorway (Dover bound) at junction 6. Turn left at the end of slip road onto the A251. At the T junction turn left onto the London road towards Sittingbourne.
Continue on this road, through Ospringe, for approx 2 miles, then take a right turn sign posted for Buckland and Luddenham. Take a left turn at the junction after the railway bridge and continue on this road for 1 mile. Cot Hoy is on your left behind the privet hedge.
